Please continue sending your road improvement money to:
Yavapai Title, Acct.# M05001010, P.O. Box 1900, Sierra Vista, AZ 85636.  It will cost too much (nearly $300 per yr.) and take too long (6-12 mos.) to transfer the account to a local bank.

 The proposed Beneficial Road Improvement District is for 3 miles, starting just after the cattle guard, through the mud hole / flood area / wash, whatever you want to call it, (which is a little over a mile in), and ends just past the little hill in the back behind Woodchute Rd.  The main road, Poquito Valley Road, will be paved and maintained by the County when completed. Keep in mind, it could take as long as 2 years before we will have a paved road, and by then, more of Viewpoint Drive will be done. Also, while they are working on our road, it will be graded more often to be drivable without additional cost to us.

If you are concerned as to how to pay for your share of the road, if the road improvement district is voted on (paved), the answer is, you’ll have at least two different options: 1. Pay the whole amount at one time, after the estimates have been figured, etc or 2. over the life of the bond to have the road paved, which could be over a period of 10-20 years.  No set costs or life of bond has been determined and won’t until signatures are verified and the county gets back sub-contractors costs, just to name a few steps.

There are many advantages to paving the road, such as: should increase property values, emergency response time and cost, easier financing for property sales, reduce auto maintenance, better gas mileage from our vehicles, better school bus access, on going maintained road once road is completed and funded, you don’t mine going into town for even a gal of milk, friends and family will come out and visit you, and many others you may think of.

Reminder: Donations of $25 per homeowner, monthly, are needed to keep the road in a semi-drivable condition. Please pay the $25 a month. If you don’t pay, please do not call complaining about the road.

THE VIEWPOINT NORTH
.The Viewpoint North Homeowners Association is the largest of the four Viewpoint communities, with build out expecting to reach over 1100.  It lies just North of the gated Park Ridge community to the West, and begins at Plateau Ridge Road to the East.  Viewpoint North also contains the Read Homes development “The Retreat”.

Viewpoint North is currently under declarant control and will remain so until the transition point, when the community is more than 75% built out. This beautiful community is managed by Homeowners Association Management Company (HOAMCO).  HOAMCO’s office is located at 531 Madison Avenue in Prescott.
